What kinds of inquiries does a lead generation agency for interior designers and architects in Saskatoon separate, and why does it matter?+

Three kinds, because the City of Saskatoon's own permit figures show three distinct kinds of project.

Renovations to a home the owner lives in. The City issued 1,725 improvement permits for single-family homes in 2025.

Suites. Those same permits added 764 dwelling units. Since April 2024 a property may have both a secondary suite and a garden or garage suite. The person asking is often thinking as a landlord.

Commercial space. There were 262 commercial improvement permits in 2025. These clients have a lease and an opening date.

Each type gets its own short form, so the practice receives the neighbourhood, the scope and the timing with every inquiry. It matters because a designer who knows which of the three they are replying to can answer usefully the first time.

The three inquiry types, what each form asks, and how timing is handled in a city with a short building season.

Three forms behind one button

The visitor sees a single “start a project” button. The first question asks what kind of project it is, and the rest of the form follows from the answer.

  • Renovation of a home you live in. The form asks for the neighbourhood, the approximate age of the house, which rooms, and whether walls are moving. The City issued 1,725 improvement permits for single-family homes in 2025, up from 1,453.
  • Adding a suite. The form asks whether it is a basement suite, a garden suite or a garage suite, whether there is a rear lane, and whether a suite already exists on the property. Since April 2024 a property may have both a secondary suite and a garden or garage suite.
  • Commercial space. The form asks for the type of business, the floor area, whether a lease is signed, and the opening date.

Why the neighbourhood is a required field

The City sorts neighbourhoods into categories for its garden and garage suite rules. In the twelve oldest, which include Nutana, Caswell Hill, City Park, Riversdale and Varsity View, a garden suite may be two storeys. In the next ring, which includes Mayfair, Sutherland, Eastview and Montgomery Place, it is limited to one. Those standards were amended again in May 2026, so the current brochure should be checked before quoting any dimension. The point for a form is simpler: the neighbourhood name tells your team which rules they are about to discuss.

Dating an inquiry against the season

The average last spring frost is 19 May and the average first fall frost is 15 September. An inquiry in November about a garden suite is very likely a project for the following summer. We tag each inquiry with the season it belongs to. Interior-only work can proceed in winter and is routed for a prompt reply. Work that depends on the ground is acknowledged, given a realistic timeline, and followed up by email at set points before spring, using the consent given on the form.

Permit counts are not client counts. Many permitted renovations and suites are designed by the owner or the contractor with no designer involved. The figures show which kinds of project are common in Saskatoon. They do not tell you how many will hire a design practice.

We do not telephone or message the people who inquire. Speaking to them is your team's job, and they will have the neighbourhood, the project type and the timing in front of them when they do.
