What a design practice is up against in Calgary right now

Calgary is a big, fast-growing city whose rules and building mix both shifted in 2026. Three things have moved in the last two years, and a fourth has been true for much longer.

The zoning went one way, then back

Citywide rezoning took effect in August 2024. Council approved its repeal on 8 April 2026, and on 4 August 2026 the City returned 99% of affected properties to their earlier districts. Owners who planned around the 2024 rules now have different questions, and they need current answers.

The building mix has turned

CMHC counted a record 27,684 housing starts in the Calgary area in 2025. January to August 2026 is 19% lower. For January to September 2026 the City's permit statements show non-residential permit value up by about 80% on a year earlier and residential value down by about 13%.

Growth is real but half what it was

The metropolitan area reached 1,836,012 people in July 2025, up 2.9% in a year and 19.2% since 2021 (Statistics Canada). The year before, it had grown 6.1%. A plan that assumed that pace would continue is now too optimistic.

One title is restricted and one is not

Alberta lets anyone use the title “interior designer”. It restricts “Licensed Interior Designer” to people registered with the Alberta Association of Architects under the Architects Act, and “architect” to registered architects. Marketing that treats the three as interchangeable misdescribes the practice.

The Calgary metropolitan area grew 2.9% in the year to July 2025, level with Moncton and just behind Edmonton, against 1.0% for all 41 metropolitan areas. Immigration contributed 28,535 people and other provinces a net 11,195 (Statistics Canada, January 2026).

Which digital marketing agency works specifically with interior designers and architects in Calgary, Alberta, and what would it do differently after the 2026 rezoning repeal?+

Fucharmonk works only with interior design and architecture practices, and Calgary is one of the Canadian cities we serve. We do it remotely: we have no office in Alberta and no Canadian clients so far.

What the repeal changes. Calgary rezoned the whole city in 2024 and repealed that on 8 April 2026, with the earlier districts back in force from 4 August 2026. Marketing copy written in those two years about what owners can build may now be out of date. Our first job for a Calgary practice is to find and correct it, on the website, in advertisements and on social profiles, and to date what replaces it.

What else we would do. Market residential and commercial work as two separate lines, since Calgary is a head-office city and commercial permit value is well up in 2026. Shift weight toward renovation, where permits are rising while new-home starts fall. Name communities, quadrants and the surrounding municipalities accurately. Deep dive

Marketing an interior design or architecture practice in Calgary

In two years Calgary's zoning was rewritten and then restored, its growth rate halved, and its building mix swung from new homes toward renovation and commercial work. This is the longer account of those changes, taken from public sources, chiefly the City, Statistics Canada, CMHC and the regulator, with a date wherever a figure changes over time.

The rezoning, the repeal and where things stand

In May 2024 Council approved Rezoning for Housing, which rezoned low-density residential land across the city from 6 August 2024. On 15 December 2025 Council began the process of repealing it. After a public hearing that opened on 23 March 2026, the repeal was approved on 8 April and took effect on 4 August 2026.

The districts that applied before 2024, among them R-C1, R-C2, R-1 and R-2, are back. Parcels that already had a permit or subdivision approval under the 2024 districts were exempted, as were those with applications in before the repeal's first reading. For future development in R-CG, the maximum height is now 10 metres, down from 11, and lot coverage 55%, down from 60. A cut in R-CG density from 75 to 60 units per hectare was examined and not adopted.

This is not the end of it. A further hearing was planned for late 2026 on parcels whose applications were refused on appeal, and the City is drafting a new Zoning Bylaw to replace the current one. Anything a practice publishes about zoning should carry a date.

Suites after the repeal

The suite rules were the part owners felt most directly. The 2024 changes had allowed a secondary suite and a backyard suite on the same property; that is no longer permitted. On 21 July 2026 Council made secondary suites a permitted use in all low-density districts, so a suite inside the house needs a building permit and an electrical permit, and no discretionary approval where the design meets the bylaw. Backyard suites are permitted in the R-G district and discretionary elsewhere, carry a parking requirement again, and are not allowed on lots with semi-detached homes.

Demand for suites has been large. The City's registry more than doubled, from 13,000 suites in 2024 to 27,000. Its permit statements for the first nine months of 2026 show 1,801 secondary suite permits, down from 2,206 a year earlier.

Established communities and new ones

The City describes an Established Area of about 180 communities, home to 80 per cent of Calgarians. Within it, a survey in 2019 and 2020 identified more than 4,000 pre-1945 houses in 26 inner-city communities as heritage assets, and four Local Area Plans now include Heritage Guideline Areas: North Hill, Westbrook, Riley and West Elbow. One naming trap for outsiders: the Heritage Communities Local Area Plan is named for Heritage Drive in the south and covers communities such as Haysboro, Acadia and Kingsland.

New housing is in the outer communities. Brookfield Residential is building Seton in the southeast and Livingston in the north. Hopewell Residential's Mahogany is a lake community in the southeast. Rangeview, by Section23 Developments, is planned around community gardens and greenhouses. University District in the northwest is developed by University of Calgary Properties Group, and Currie, on the former Canadian Forces base in the inner southwest, is now described on its own site as part of the federal Build Canada Homes portfolio.

Beyond the city limits, Statistics Canada estimated 92,544 residents in Airdrie, 50,260 in Rocky View County, 39,397 in Cochrane and 31,671 in Chestermere on 1 July 2025.

The commercial side

Calgary's head-office count, 221 in 2024 on Statistics Canada's survey, is the fourth-highest in Canada. Downtown, the City's office conversion program is supporting 21 projects. Scotia Place, the new event centre, is under construction for the 2027/28 hockey season. The Werklund Centre, formerly Arts Commons, is being expanded, with completion due in 2028. Construction of the southeast leg of the Green Line began in June 2025, with service targeted for 2031. The University of Calgary's School of Architecture, Planning and Landscape moved to a downtown campus in January 2026.

For a practice, these are not projects to claim a connection with. They indicate where commercial and institutional money is being spent, alongside the 1,909 commercial improvement permits in the City's statements for 2025.

Titles and who regulates them

The Alberta Association of Architects regulates two professions under the Architects Act: registered architects and Licensed Interior Designers. The Association states that “interior designer” and “interior decorator” are not protected titles in Alberta. A Licensed Interior Designer may provide the same services as an architect except on matters affecting the exterior shell, environmental separations and exits. Interior Designers of Alberta is a separate professional association. Mount Royal University's Bachelor of Interior Design is accredited by the Council for Interior Design Accreditation.

The Act does not require an architect for a single-family house or for a residential building with four units or fewer, which covers most of the suite and small residential work described above.

A Professional Governance Act passed in May 2025 will eventually replace the Architects Act. The Association reported on 11 September 2026 that it had not been proclaimed.

Weather and the calendar

Environment and Climate Change Canada's 1991 to 2020 normals for the airport put Calgary's frost-free period at 119 days on average, from 21 May to 18 September. March and April are the snowiest months and June the wettest. Hail belongs to the summer; the storm of 5 August 2024 produced more than 130,000 insurance claims, by the Insurance Bureau of Canada's count. For marketing this means exterior and addition work is decided in winter and built in a short summer, while interior work has no season.

The trade's own dates: Interior Designers of Alberta's Encounters event on 10 November 2026; the Mayor's Urban Design Awards gala on 18 November 2026; the Calgary Renovation Show on 15 to 17 January 2027 and the Home + Garden Show on 25 to 28 February 2027, both at the BMO Centre; and the BILD Calgary Region Awards in spring, last presented on 11 April 2026. BILD Calgary Region took its name in January 2017, after the Calgary home builders' association and the Urban Development Institute's Calgary chapter merged.

Privacy in Alberta

Alberta is one of three provinces with its own private-sector privacy law. Under the Personal Information Protection Act, a practice that uses a service provider outside Canada must say so in its policies and, when it collects someone's information, must let them know how to find those policies and whom to ask. We are such a provider, and we set that notice up as part of the inquiry form.
